When renting a room in e.g. a physio or dental practice what equipment and services can you expect?

Depends what you negotiate to pay for!
Are you just paying for the space?
Are you just paying for the space and electricity?
Are you just paying for the space and electricity and reception services?

keep your options as flexible as possible. In the early stage the less you put in the better, in case the situation does not work out as anticipated. Paying per use on a sessional basis is usually a good way to go initially and if it works out then by the gear that suits you best.
If they are going to supply all plant and equipment then expect hefty mark ups along the way.
BTW in 10 years time when you are subletting out to other allied health in your own practice remember to emphasize that they are not just renting a 3.5m x 4m room, ie it also includes car parks, toilets, staff room etc etc.
