Treatment room query

    Hi All,
    I'm in a bit of a dilemma , and need some advice. 2 yrs ago I set up private practice in a unfurnished treatment room in a pharmacy . After 2 yrs of lots of hard work it has really started to take of and I rent the room for 3 days slowly I have been getting busier and busier, the rest of the week I work in Care homes .
    Anyway , the pharmacist announces he is bringing in someone who will be using the room one afternoon a week doing cosmetic Botox etc.he won't be charging her room rental but fee share.
    The problem is the room was empty when I first rented it and I spent a significant sum of money on the plinth , trolley cupboards shelves etc and now it seems some complete stranger is going to have use of it , and also use my clinical waste etc
    Previously I have a good relationship with the pharmacist and the rest of his staff but I feel taken advantage off . I don't want to come over as mean or unreasonable but obviously I have to think of wear and tear of my property , and potential damage. Just a bit worried as I have put a lot into setting this place up and I don't want an argument with him to end up walking away now .
    Another thing , the second treatment room is rented to an acupuncturist who is only there one day a week .Again the room was let unfurnished when she asked if he would add a treatment couch etc hhis reply was no because therapists may damage it .
    Any advice please.

    Did you have a contract when you first took the room?

    Whatever, the equipment remains yours. Could you come to some agreement re: getting dibs in fee share?

    Rent the equipment to them, or put the plinth in a really awkward position and take the controls home with you.

    I suppose another question is are you renting the room and using it for 3 days, or are you renting it for 3 days?

    Have you spoken to the landlord about your concerns? It seems to me that the Pharmacist is taking advantage of your agreement to rent for 3 days, leaving the room vacant for 2 days, to make a bit more in rental income. Would it make sense to pay the rent for the 2 days when you are not there? If not, it may be prudent to have a look at alternative premises from which to practice.
